Here are five common mistakes I see far too often—and how you can sidestep them with confidence:

Why it’s risky: Without a pre-approval, buyers may fall in love with a home that’s outside their budget—or miss out because they’re not ready to make a credible offer.
Do this instead: Get pre-approved early. It shows sellers you're serious and sets realistic expectations from the start.
